      3. Insurance Protection:
For your protection purchasing Texas Windstorm Insurance, National Flood Insurance and Home Owners Insurance is highly recommended.
      4. Beach Erosion:
Investigate if there is a bulkhead, stabilization, beach development or if there is a seawall in place to slow down beach erosion in the property area.
      5. Ocean Tides:
Investigate the highest level of ocean tides.  It is important to find a home and area that is not specifically affected by high tides.
      6. Location and Accessibility:
Explore the distance to the nearby amenities such as the grocery store, hardware and lumber stores, airport, hospital, and food establishments.

Additional Buying Tips

    1. Property Neighborhood:
It is important to investigate the environment of the neighborhood.  I recommend  driving through the neighborhood during a busy time of the year and investigate the environment of the area where the home is located.
    2. Home Owners Association or Beach Property Owners Association:
A buyer may want to consider a property that has a Home Owners Association (HOA) or Beach Property Owners Association (BPOA).  The benefits can include protecting the value of your property due to rules enforced by the HOA or BPOA.
    3. Boat Launch:
Buyers that enjoy fishing and boating will want to locate the boat launch.  Do you have 24 hour public or private access?  Will you have access during low tide?
    4. Beach Access and Beautification:
Will the buyer have private or public access to the beach?  Beach access is important to many beach goers.  Who is responsible for the beautification of the beach?  Check the City, State, and Federal Regulations for the property area that you are interested in for a complete list of regulations.
    5. Water Supply and Sewer System:
Does the home belong to a Municipal Utility District (MUD), Water Control and Improvement District (WCID) or Special Utility District (SUD).  What are the utility district fees?  Does the home have its own water well and septic system.  What is the age of the water well and septic system? What is the current condition of the water well and septic system?
    6. Structural, Pest and Environmental or Geological Inspections:
A home buyer may want to consider hiring an inspector to inspect the home structure for termites, damage due to damaging pest, and property soil erosion.
